Cherokee Court Single-Family Residential Development – Air Quality & GHG Study

Project Description:
The Cherokee Court project involved subdivision of a previously undeveloped infill parcel into 10 single-family residential lots within an established San Dimas neighborhood. The site is surrounded by homes and a school, making air quality and GHG compliance critical.

Solution:
Entech analyzed emissions from grading, building construction, and long-term vehicle and energy use using CalEEMod 2022.1.1. We evaluated construction dust, NOx, ROG, PM10, PM2.5, and CO emissions against SCAQMD thresholds, and assessed GHG emissions for consistency with the City’s Climate Action Plan and AB32. Best management practices, such as clean equipment and dust control, were recommended for implementation.

Project Description:
Located at Riverwalk Plaza in Riverside, this project proposed adding a modern drive-through car wash facility to an existing Chevron fueling station. Adjacent to residences, a school, and a park, the project site presented challenges for noise compatibility with the surrounding uses.

Services Provided: Noise Impact Analysis

Solution:
Entech performed long-term noise monitoring and developed a SoundPLAN 3D model to simulate operational noise from vacuums, car wash machinery, rooftop condensers, and vehicle circulation. We evaluated compliance at sensitive locations under various operational scenarios and recommended mitigation measures such as upgraded enclosures and strategic equipment siting.

Our analysis allowed the City to approve the project with confidence that noise impacts would remain below allowable thresholds, preserving the quality of life for nearby residents and maintaining the integrity of the community space.

Project Description:
The Day Street project proposed development of a ±165,000-square-foot speculative warehouse designed to meet regional logistics needs while being located adjacent to residential neighborhoods and a school.

Services Provided: Noise & Vibration Impact Study

Solution:
Entech performed extensive field monitoring and applied TNM 2.5, SoundPLAN, and FTA/Caltrans guidelines to model construction-phase and operational noise and vibration. Key sources such as truck movements, rooftop HVAC, and dock activity were analyzed and mitigation measures including construction timing, vehicle routing, and temporary noise barriers were developed.

Our findings informed the City’s CEQA review, provided enforceable mitigation, and facilitated project approval while preserving neighborhood livability.
