This ±769,000-square-foot speculative warehouse was planned within the Perris Valley Commerce Center Specific Plan and designed to support regional supply chain operations with LEED-certified features while situated near homes and biological resources.

Solution:
We evaluated construction and 24/7 operational noise and vibration using TNM 2.5, SoundPLAN, and FTA methodologies, modeling truck traffic, dock operations, and HVAC equipment. We identified exceedances at nearby sensitive receptors and recommended phased construction scheduling, truck routing, and architectural barriers to reduce impacts.

Benefits:
The City received a comprehensive, technically robust CEQA analysis that supported project approval while maintaining community and environmental protections.
